Sequence and discovery. A standard remodel starts with a known box. An old house starts with questions: what the framing actually carries, where water has moved, what earlier owners covered up. We assess first, document what is there, then design to it. That is also why design and construction sit on one team here, because the plan has to respond to what the walls reveal once they are open.
Usually restored. Original sashes were milled from old-growth wood that is denser than anything sold today, and a restored window with a good storm panel performs close to a replacement unit at a fraction of the character cost. Replacement makes sense where sashes are rotted beyond repair. In a historic district the review board may decide this for you, which is one more reason to confirm requirements before design.
By planning the routes before demolition rather than chasing them during it. Balloon framing often gives continuous vertical chases between floors, and closets, chimney bays, and floor cavities absorb a great deal if you map them first. Where plaster has to be opened we cut deliberately and patch to match, instead of removing whole walls because it is faster.

For exterior work in a historic district, often yes. Hudson has an Architectural and Historic Board of Review, and other Northeast Ohio communities run their own. Interior work typically proceeds without that review. We confirm what applies to your address before design starts, so nothing gets drawn that cannot be approved.
A staircase refinish commonly runs $8,000 to $10,000. Substantial rebuilds, where treads, stringers, or balustrade need replacing or reproducing, run considerably higher. The assessment tells us which one you have, and a stair that feels soft underfoot is usually structural rather than cosmetic.
